- Qualify Tenants through credit history, employment & rental verification.
- Rent to only the best qualified tenants.
- Negotiate a lease with the very best terms to benefit you, the homeowner.
- Use a lease agreement with addendums and extra clauses to provide you with the maximum protection under current Virginia law.
- Personally meet with tenants to review lease agreement requirements in detail.
- Inspect your home and thoroughly document the condition of the property - Including photographic records, serial and model numbers of any and all appliances or equipment left.
- Explain to the tenant location of utility cutoffs, how systems operate, and any maintenance requirements needed.
- Receive and contract out any maintenance requests from the tenant.
- Address and handle unnecessary work orders from the tenant.
- Collect rent and disperse Owners funds promptly.
- Report Tenant to Credit Bureaus if needed.
- Do move out inspections, perform necessary repairs, and deduct any tenant damages from tenant's security deposit.
- Coordinate owner's requested services such as termite inspections, appraisals, and periodic maintenance of HVAC or other equipment.
- Renew leases prior to lease expiration dates with owners approval.
- Provide monthly owner's statement.
- Provide comprehensive "End of Year Statement" for your tax deductions and bookkeeping.
- Keep the owner involved and informed.
- Give you personal service.
